What RERA registration actually confirms

Registering under the Real Estate (Regulation and Development) Act means a project's promoter has disclosed the land title, layout approvals, and a construction timeline to the state authority, and has committed to depositing a share of buyer payments into an escrow account earmarked for that project's construction. How to check a project's status yourself

  1. Go to the Karnataka RERA portal and use its project or promoter search rather than a third-party listing site.
  2. Search by project name and promoter/builder name — search both, since projects are sometimes listed under a group entity name rather than the marketing name you've been quoted.
  3. Match the promoter name exactly against what's on the brochure and booking form. A registration under a similarly named but different entity doesn't cover the project you're buying into.
  4. Check the registration's validity date. Every registration lists an expected completion date it's valid until — confirm it hasn't lapsed.
  5. Check the unit count against what's being marketed. If the registration covers fewer units or a different phase than what's being sold to you, ask the builder to clarify which phase your unit actually falls under.
A common source of confusion: a builder with an established, RERA-registered project nearby may still have a newer phase or a different project that isn't registered yet. A registration number for "the builder's other project" isn't the same as one for the specific tower and unit you're booking — always ask for the registration tied to the exact project name on your agreement.

What if a project is still "RERA awaited"?

That's not automatically disqualifying, especially for an early-stage launch — registration can take time to process even for a legitimate project. What it changes is how much weight to put on any possession date you're quoted verbally; treat it as informal until a registered date exists.
